Mortgage Refinance Now
Rates have never been lower than they are in 2009. A thirty year fixed home mortgage refinance is currently priced between 4.750% and 5.250% charging the borrower minimal or no points for a Rate and Term refinance. The rates fluctuate daily for home mortgages depending on market conditions, but haven’t deviated from this range since early April 2009.
Each lender has the opportunity to offer their service portfolio a government stimulus package program from the U.S. Department of Treasury called the “Making Home Affordable” Plan. This mortgage loan plan allows refinance with valuation from a lender automated valuation process and minimal qualifying. The automated valuation cannot show the home over 105% of the current loan amount, 110% in certain cases. The borrower must be employed and cannot have become self-employed in the last 2 years. The refinance must show a benefit to the borrower by lowering rate and payment or taking the borrower from an adjustable rate mortgage or pay option ARM to fixed program.
Lender participation is voluntary and each lender’s approach will differ slightly, but requesting your current lender’s version of the “Making Home Affordable” plan should be enough to let your lender know the specific program you’re interesting in exploring.
Lenders are rolling out this program in phases. The first phase pertains to the refinancing of 30/20/15/10 year fixed mortgages for the majority of lenders. Some lenders, but not all, added the 5/7/10 year adjustable rate mortgages. The mortgage loan is basically a streamline refinance, but with the added advantage of no appraisal. In this economic atmosphere of declining market values and rampant job losses, it allows a much lower monthly payment and a substantial monthly savings.
Government loans, FHA and VA, still allow the Interest Rate Reduction and Interest Rate Reduction Loan (IRRL) with no appraisal except under certain circumstances.
Borrowers currently in an FHA or VA loan should use this option as the stimulus plan cannot make the change from a government loan to a conventional conforming program. No “cash out” is allowed on the “Making Home Affordable” plan, but with rates dropping to below 5% from a median 6.5% six months ago, it is translating to sizable monthly savings for most refinanced mortgages.
Paying points will allow an even lower rate, but a borrower should plan to remain in the home long enough to recoup the cost of the points paid. Each point represents 1% of the loan amount. The closing costs may be added into the loan and refinanced as well so that no out of pocket charges will be incurred by the borrower, however, a borrower has the choice of paying closing costs at the closing table or rolling them into the mortgage loan.
Rates for loans less than the 30 year term are less attractive. It appears lenders are more interested in locking in a long term borrower than a short term one. Adjustable rate mortgage loans, 20, 15 and 10 year terms give no measurable break in rate from a 30 years fixed. It is suggested a borrower refinance on a 30 year term, but make the payment they wish above that based on the payment for the term they wish.
It is unknown how long this program will be in play, but it is widely anticipated not to be for too much longer due to the no appraisal option. Contact your current lender for information specific to your mortgage loan and refinancing tips.

In owning your own business the immediate goal is to increase sales. I see the business owner go out and be persistent and consistent in executing his marketing plan.
Then he gets too much business and stops marketing. He is no longer being persistent or consistent. He says he is just too busy. A few weeks or months later his business is diminishing. That marketing tire has become under inflated. No one checked on it and now it is pulling his business in a bad direction.
Success planning and coaching success is about doing the ordinary things extraordinarily well. Executing your marketing business plan or your startup business plan is essential to your success.
Your keys to success are within you. You are the most important asset your business has. Invest in yourself. After all, your business and life will get no bigger than your thinking.

Using Comic Books to Illustrate Political News
Some say that “Captain America” and “Superman” were little more than symbols of American patriotism, calling citizens to accept the call of duty for their country and do something larger than life. Superman fought the Japanese during WWI and Captain America punched Hitler in the face during WWII. However, today’s political news resounds through the comic graphic novels world in an entirely different way now. Some dark comics came out of the Reagan years, but superheroes have been plunged into all-out civil warfare against their own governments.
On October 8th, 2008, just before the November elections, John McCain and Barack Obama starred in their own comic books published by IDW Publishing, only it was nothing like you would think. Even though “Savage Dragon” publicly endorsed Barack Obama in a recent issue, the IDW publications were presented as objective, illustrated, political news biographies of the two nominees.
It has been described as “heavy on the facts, light on opinion.” The McCain book featured art by Stephen Thompson and writing by Andy Helfer (who also did “Road to Perdition” and “A History of Violence”) and the Obama book was illustrated by Tom Morgan and written by Jeff Mariotte (who has done Superman, Spider-Man and Star Trek comic book series).
“We didn’t do anything that is sensational here,” said Scott Dunbier from IDW. “We’re stuck to the facts.” Dunbier added that graphic novels have proven extremely effective in reaching and educating people. “We’re not in the business of doing textbooks,” he clarified, “But I think comic books really do have the great potential to inform and teach and do more than just standard superhero comics.” Fans can pre-order the books through their website or visit Uclick to view the comics over their cell phones.
Political news isn’t always so directly reported through comic book art, though.
Sometimes, events in modern life are paralleled through events in the comic book heroes universe. For example, Marvel Comic’s “Civil War,” released in 2007, introduces an epic battle following the passage of “the Superhuman Registration Act” (much like the Patriot Act in our world), which asks that people trade in some of their liberties for security.
The Registration, more specifically, requires all costumed heroes to be licensed and trained, disclosing their secret identities to the government. While some characters in the DC Universe, like Fantastic Four’s Reed Richards and Iron Man support the registration, others like Captain America develop an underground resistance. Spiderman initially supports the idea so much he unmasks himself on live television, but later recants when he sees the Abu Ghraib-like prisons. Whether these obtuse allegories are an effective way of making a political statement or not remains to be seen.
There are also political news people like K. Thor Jensen and Jenny Gonzalez who focus on war stories. In “House of Twelve Goes To War,” the depictions focus on little-known aspects of the War on Terrorism. “Some sad, some action-packed, some unfathomable, but I promise you each and every one is 100% true,” the website declares. “Team 12 was drafted by the government and forced into working towards its war effort. When we returned, we decided the truth must be told in the most effective way possible; auto-bio comics! These are our stories of our experiences during the Great War.”
